Once the tenant signs the lease, they have the right to live in a rental unit for as long as the contract allows. The only exception is if you evict the person, but this is not a situation you want to find yourself in. The better relationship you can have with all of your tenants, the easier life will be for all. These seven tenant red flags are ones you don’t want to miss if you conduct the property viewing.

Late to the Property Showing

If the tenant is late to the property showing, it could just be a bad habit, lack of planning, or the result of unforeseen circumstances. On the other hand, it could be a sign of disrespect or a lack of personal management skills.

Dissatisfied Comments on the Property

Note what the prospective tenant’s reaction is toward the property. The person might make a great tenant, but might just not be the right tenant for your property. It’s okay if someone is not satisfied with the unit. Of course, a negative or concerned comment is not necessarily the end of a potential tenant relationship.

Numerous People Showing Up

If more than the intended party shows up, know who they are and why they are there. Are they family and friends coming to help the tenant make a good decision? Are they friends hoping to live in the place for free? Simply introducing yourself and inquiring who they are politely should do.

In a Rush

Is the potential tenant in a rush to find a rental? Being in a rush can lead to hasty, unwise decisions and can potentially be a tenant red flag. Why do they need a rental place so badly? It could simply be for a new job or moving to an unfamiliar area. It’s a good idea to check what the circumstances are.

Problems with a Previous Landlord

Has the tenant had problems with a previous landlord? Did they have difficulty communicating? Do you pick up a bad attitude from the tenant about the previous landlord? Do your best to discern the nature of this disagreement. If it is on the tenant’s end, the same problems could happen to you!

An Unruly Pet

Does your tenant have a pet that comes with potential problems? Is the person taking care of this pet well, keeping up with training, sanitation, grooming, and attention? You don’t want a neglected pet in your rental.

Difficulty Communicating

Are you having ongoing problems communicating with this person? Are they careless, disrespectful, or indifferent? You might end up having to end the screening process politely if relations don’t improve.
