The people on television make this process look so easy but in reality, there is a lot more to the picking process than choosing the features you want. So how do you find the perfect house? By narrowing it down to “important” and “unimportant” distinctions.
The “Important” List
The first thing on your important list should be location. For the location, you should be looking at the neighborhood itself, the schools, view, and lot size. The location is important for resale value if you want to start a family, and above all how safe it is. People underestimate how much schools matter when buying a home, especially if they do not have kids. But if you and your partner decide to have children, you’ll be happy to know there is a blue ribbon school right down the block from your new home. You can always remodel the house, but you can’t pick it up and move it to another location so choose carefully. The next thing on this list is the structural integrity of the house. Does the floor feel uneven? Notice water damage? How is the basement? If you don’t feel comfortable with the answer to any of these questions, it is time to move into another potential home. If you are looking for a four-bedroom home but find a beautiful two-bedroom, ask yourself if it would be enough space. If you imagine your (future) children sleeping in bunk beds in odd rooms or converting the family room into a bedroom, look for something else immediately. Your perfect home is supposed to be something you can grow into, not something you outgrow. Your perfect house will meet all of your needs without you changing your dreams!
The “Unimportant” List
People often complain about a home’s carpet, paint colors, or even the cleanliness when looking at a home but these are all things that are easily changed. You can always hire someone to paint, remove the carpet, or clean before you move into your new home, but you can’t change the layout of the house. If the home is otherwise perfect, try to look passed the cosmetic stuff to the bones of the home. The next thing to look passed is the landscaping. Is the lawn dead? Does the tree need to be cut back? How about the bushes? These are all things that can be done once you get your things unpacked. Spend a few hours with some grass feed and a pair of clippers to cut things back and into shape. These fixes are always easily done and could be fixed before you move in or shortly thereafter. Don’t let cosmetic details ruin an otherwise perfect house for you and your family.
